Based on our experience across Torremolinos, Benalmádena, Fuengirola, Marbella and Mijas:
- Bathrooms — the single highest-impact improvement for guest reviews and nightly rates
- Kitchen — particularly open-plan conversion if the layout allows
- Air conditioning — non-negotiable for summer occupancy in Andalusia
- Flooring — large-format porcelain throughout; no carpets
- Fresh paint — simple but high visual impact in listing photos
Materials that hold up under frequent occupation
Floors: Large-format porcelain (60×120 cm minimum), R9–R10 rating for areas near pool or terrace. Avoid micro-cement in high-traffic rental properties — maintenance-intensive.
Bathrooms: Flush shower trays, frameless screens, wall-hung vanity units, easy-clean surfaces throughout.
Kitchens: Quartz or sintered stone worktop (stain and scratch resistant), integrated appliances, neutral colour palette that photographs well.
When to renovate to minimise void periods
Autumn and winter (October to February) are the optimal windows on the Costa del Sol. Most holiday rentals have lower occupancy, allowing 2–4 months of works without significant revenue loss. Starting in October typically delivers a property ready for the spring season.
Remote management for non-resident investors
Many of our holiday rental renovations are managed completely remotely — we coordinate access with whoever you designate (property manager, neighbour, administrator), supervise works daily and provide photo/video updates. You don't need to travel to Spain for the renovation.
