Yet many properties — particularly apartments from the 1980s and 90s — have terraces with outdated finishes, inadequate drainage, ageing waterproofing and little usable furniture space. A terrace renovation can transform how a property is used and significantly increase its rental yield.

Common terrace renovation work

The most frequent terrace renovation works on the Costa del Sol are: replacing old ceramic tiles with large-format porcelain (more resistant, easier to clean); fixing drainage slopes that have caused water pooling or ingress; adding or renewing the waterproofing membrane beneath the tiles; installing a pergola or shade structure; adding an outdoor kitchen or barbecue point; and updating or installing outdoor lighting.

Materials for the Costa del Sol climate

The key criteria for terrace materials on the Costa del Sol are UV resistance, thermal stability (the surface should not become uncomfortably hot in summer), slip resistance when wet, and low maintenance. Large-format porcelain tiles (minimum 60×60 cm) in a light or mid-tone colour meet all of these criteria and are the most common choice. Natural stone is also used, particularly for villa terraces, though it requires annual sealing and is less resistant to intensive cleaning products.

For furniture areas, composite decking (wood-look synthetic) performs well in the coastal climate. Natural wood decking requires more maintenance and is less appropriate for holiday rentals. Resin or powder-coated aluminium outdoor furniture is the low-maintenance standard for rental properties.

Pergolas and bioclimatic roofs

A bioclimatic pergola — with adjustable louvres that open and close electronically — is one of the most valued additions to a Costa del Sol terrace. They extend the usability of the outdoor space from mid-spring to late autumn, allow ventilation in summer and can be closed against rain in winter. Costs start from approximately €8,000 for a 20 m² pergola and rise to €25,000+ for larger structures with integrated lighting, heating and screens.

Outdoor kitchens and barbecue areas

A compact version (barbecue + worktop + small fridge) typically costs €3,500–€8,000. A full outdoor kitchen with gas hob, sink, fridge and dedicated lighting is €8,000–€18,000.
