• Verbal quotes only. Any builder unwilling to provide a written, itemised quote covering scope, materials, timeline and guarantee is a significant risk. A verbal agreement offers no protection if costs escalate or work is incomplete.
• Requests for large upfront payments. A reasonable deposit is normal. Requesting 50% or more before work starts — particularly in cash — is a warning sign.
• Unavailability for site visits. Any contractor who quotes without visiting the property cannot give you an accurate price.
• Vague subcontracting. If asked who will carry out the plumbing, tiling and electrical work, a trustworthy builder will name their own team. "We use good people" is not an answer.
