1. Accepting a quote without a site visit
Remote quotes based on photos or floor plans are indicative estimates, not fixed prices. The actual condition of existing plumbing, electrical installations and structural elements can only be assessed in person. Insist on a site visit before accepting any quote.
2. Choosing the cheapest quote without understanding what's included
A quote that excludes permit fees, material delivery, waste removal or specific trades will cost more than it appears. Always compare like-for-like: what's included, what's not, and whether the price is fixed or provisional.
3. Starting without permits
Even a bathroom renovation requires a licencia de obra menor in most Málaga municipalities. Starting without one risks fines and complications when selling. Budget 2–6 weeks for permit approval into your timeline.
4. Not accounting for community authorisation
Municipal permits don't replace community approval. Many urbanisations require internal authorisation for works affecting noise levels, common areas or facade elements. Get this in writing before work starts.
5. Choosing materials before visiting the property
Tile samples look different under Costa del Sol light versus a showroom. Colours and finishes also need to work with the specific property's dimensions and orientation. Site-specific material selection avoids expensive re-ordering.
6. Underestimating the timeline
Renovation on the Costa del Sol involves permit waiting times, material lead times (4–10 weeks for some items) and trade coordination. A realistic project should be planned with buffer time — particularly for holiday rental properties where void period has a direct cost.
7. Managing multiple trades yourself from abroad
Coordinating plumbers, electricians, tilers and carpenters from a different country is extremely difficult. A single renovation company that manages all trades and provides a fixed price eliminates this problem entirely.
