Renovating in Estepona is unlike anywhere else on the Costa del Sol. Two worlds meet here: the old town —the "Village of Flowers" and Garden of the Costa del Sol— with its Moorish maze of pedestrian streets, colourful flower pots and 50-plus murals, where restoring a two or three-storey Andalusian townhouse means respecting the façade and its traditional character; and the coastal corridor of the New Golden Mile, El Paraíso, Selwo and Atalaya, where golf villas and beachfront apartments call for high-end contemporary renovations. At Costa del Sol Reformas we handle both ends with our own in-house team, a 5-year guarantee and project management in Spanish, English and German. We know Estepona street by street, from the historic centre to the seafront.

Where we renovate

  • Casco Antiguo (Pueblo de las Flores). Estepona's historic heart, with pedestrian Moorish streets, flower pots and the Mural Route. Work here is mostly the restoration of 1-3 storey Andalusian townhouses, with special care for façades, patios and traditional roofs.
  • New Golden Mile. The coastal corridor between Estepona and Marbella, with over 50 gated communities. Typical work: beachfront apartments and penthouses modernised for residential living or premium rental.
  • El Paraíso. A consolidated golf-side residential area with villas, townhouses and apartments. Many 1980s-90s properties are bought for full renovation and upgrading to today's luxury standard.
  • Cancelada. An authentic hamlet of whitewashed buildings and narrow streets within the New Golden Mile. Renovations of homes and premises that keep the Andalusian character while adding modern comfort.
  • Selwo. A fast-developing area with new international schools and recent residential builds. Demand centres on customising new-build homes and renovating quality villas with views.
  • Atalaya. A luxury enclave beside golf courses and international schools, with detached villas and apartments. High-end renovations: pools, home automation and open-plan kitchens.

The property market in Estepona

Estepona's housing stock is twofold. In the old town, resale property dominates: traditional Andalusian townhouses of one to three storeys, many already reformed for families, with prices around €2,500/m². Demand here is for full renovation that respects the aesthetic of the "Village of Flowers". Along the coastal strip —New Golden Mile, El Paraíso, Selwo, Costalita, Bahía Dorada— golf villas and apartments in gated communities prevail, many from the 1980s-90s now being upgraded to a luxury standard. On the seafront, humidity and salt air matter, so we prioritise resistant materials, quality window frames and efficient climate systems in every renovation.

Building permits in Estepona

Building work in Estepona is processed through the Town Hall, which distinguishes between minor works (simple, not touching structure, volume or façade) and major works. To streamline this, the council has enabled on its electronic office (estepona.sedelectronica.es) the "declaración responsable" for minor works and for technical interventions in existing buildings, under Andalusia's Decree-Law 2/20. Via the simplified procedure, minor works can start within 15 days if the application is complete. In the old town, façade interventions require extra care due to their heritage value. We handle all the paperwork for you.

Renovation costs in Estepona

Renovation prices in Estepona vary by area and finishes. As a guide, a mid-range full renovation typically ranges between €600 and €1,200/m²; in luxury coastal villas and apartments it can exceed €1,300-2,500/m². In the old town, façade restrictions, difficult access through narrow streets and bespoke joinery push costs up. Every project is quoted after a technical site visit, with no surprises.

They renovated my business premises and everything went smoothly. They met the deadlines, which was vital for me to open on time. The plasterboard partitioning turned out impeccable. You can tell they have a lot of experience with commercial premises.

FAQ

Frequently asked questions about renovations in Estepona

Do I need a special licence to renovate a house in Estepona's old town?+

Yes. Although many interior renovations qualify as minor works via a "declaración responsable", the old town has heritage value and any work on the façade, roof or volume needs extra care and often specific Planning Department approval. We review your case and handle everything with Estepona Town Hall.

How long does a minor works licence take in Estepona?+

Under the simplified "declaración responsable" procedure, minor works can begin 15 days after submitting a complete application on the electronic office, provided the Town Hall raises no objections. Major works take longer. We advise you on which category your renovation falls under.

Do you renovate luxury villas on the New Golden Mile and El Paraíso?+

Yes, it's one of our regular jobs in Estepona. We modernise 1980s-90s golf villas and apartments in El Paraíso, Atalaya, Selwo and the New Golden Mile: open-plan kitchens, pools, home automation and high-end finishes, with a 5-year guarantee and our own in-house team.

I live abroad and don't speak Spanish. Can you manage my Estepona renovation?+

Yes. We run projects in Spanish, English and German, which is very common among Estepona's international owners. We coordinate licences, works and suppliers and send you remote progress updates, so you can renovate your home even if you don't live on the Costa del Sol.

Is there anything special to consider when renovating a beachfront apartment in Estepona?+

Yes. On the seafront —Costalita, Bahía Dorada or the New Golden Mile— salt air and humidity call for corrosion-resistant materials, good window frames and efficient climate systems. We factor this in from the design stage so the renovation lasts and keeps its looks over time.
