Terrace renovation is one of the most requested exterior works on the Costa del Sol — and one of the most impactful for property value, rental appeal and daily use. This guide covers what's involved, realistic costs and the key decisions before starting.

What terrace renovation typically involves on the Costa del Sol

Most Costa del Sol terraces were built in the 1970s–1990s and need updating: outdated tiling, cracked waterproofing, deteriorated balustrades, or dated outdoor kitchens and pergolas. The most common works:

  • Tiling replacement — non-slip large-format porcelain or natural stone, resistant to UV and coastal humidity
  • Waterproofing — critical in elevated terraces; failure leads to water infiltration into the rooms below
  • Balustrade and railings — glass, steel or aluminum depending on the aesthetic and community rules
  • Pergolas and shade structures — aluminium pergolas with retractable systems are popular for year-round use
  • Outdoor kitchen or BBQ area — increasingly requested in villas and penthouses
  • Lighting — recessed floor lighting, perimeter LED strips, or post lighting
  • Drainage — correct slope and drain positioning prevent long-term water damage

Materials: what works on the Costa del Sol

Porcelain tiles (large format): The standard choice for Costa del Sol terraces. UV-resistant, frost-resistant (important for winter nights in Marbella and the Costa del Sol), and minimal maintenance. R11 or R12 non-slip rating is recommended for outdoor use.

Natural stone: Travertine, marble and slate are popular in higher-specification projects. More porous and requires sealing — factor in maintenance costs.

Composite decking: Used in some holiday rental properties for its warmth underfoot and modern look. Less common in luxury properties where stone is preferred.

Permits for terrace renovation in Málaga

Tile replacement and waterproofing on an existing terrace usually require a licencia de obra menor (minor works permit). Structural changes, new pergola installations or modifications affecting the building's facade may require a licencia de obra mayor. We manage permit applications for all projects that require them.

Coordinating terrace renovation with interior works

Many Costa del Sol property owners renovate the terrace alongside interior works — bathroom, kitchen or full renovation. Coordinating both at the same time reduces access disruption, avoids repeated permit applications and often delivers a better overall result. We manage both as a single project.
