Are these prices for 2026?

Yes. This guide reflects our current cost structure as of 2026, including labour, materials and overheads on the Costa del Sol. Prices are updated annually.

Do prices include VAT (IVA)?

All prices shown are exclusive of VAT. In Spain, renovation works apply a reduced IVA rate of 10% for residential properties (general rate is 21%). Your written quote will always specify whether VAT is included or excluded.

What drives the cost difference between Budget, Mid and Premium tiers?

The main factors are: quality of materials and finishes (standard ceramic vs. large-format porcelain vs. natural stone), brand of fixtures and fittings, complexity of the layout changes, and whether custom joinery or bespoke elements are specified.

Can I get a fixed-price quote?

Yes. Costa del Sol Reformas works exclusively with fixed-price contracts. The price agreed in your written quote is the price you pay — no budget overruns, no surprise invoices at handover.

Can you manage the renovation if I'm not in Spain?

Yes. We manage full projects remotely for non-resident owners. We coordinate access, supervise daily work, send regular photo and video updates, and manage all communication in English. Many of our clients are abroad throughout the entire renovation.

How long does a renovation take?

A 60–80 m² apartment typically takes 8–12 weeks. A 100–150 m² home usually requires 3–5 months. Villa renovations can take 5–9 months depending on scope. All timelines are agreed in writing before work starts.

Do building permits affect the cost?

Structural changes, façade alterations and certain electrical or plumbing works require a building permit (licencia de obra mayor or menor). We manage the permit application on your behalf. Permit fees are an additional cost that depends on the municipality and scope of work — we include an estimate in your quote when applicable.
