Holiday rental management in Mijas
We run your tourist dwelling, with the in-house team of a renovation company. A tailored proposal with services, frequency and terms in writing.
We manage your tourist dwelling from start to finish: listing and photos, pricing and calendar, guest communication and incidents, resolved by our own plumbing, electrical, air-conditioning and building team. You follow everything from your owner area. Mijas has 10,534 registered tourist dwellings: 11.8% of the whole province of Málaga, spread across seventeen very different centres.
- 01We visit the property, look at its condition and access, and go through the paperwork required by Andalusian rules and, where they exist, municipal ones.
- 02We send you a tailored proposal with services, frequency and terms in writing; the contract is signed digitally.
- 03We publish the listing, adjust pricing and the calendar, look after guests and resolve incidents with our own team. You follow it from your owner area.

1. Tourism: a responsible declaration to the regional government
Andalusian tourism registration is not a licence: you file an electronic responsible declaration and the home is registered with a VUT/MA/ code plus five digits, which must appear on the receipt given to the guest. It does not replace planning, owners' association or tax obligations.
Decreto 28/2016 (texto consolidado) · Junta de Andalucía - 02
2. Planning: the home must comply with the local plan
The responsible declaration states that the home complies with planning and holds the occupancy or habitability certificate it requires. If that proves inaccurate, the registration is cancelled. It is checked home by home.
Decreto 28/2016 (texto consolidado) · Junta de Andalucía - 03
3. Owners' association: three-fifths approval
Since 3 April 2025, the Horizontal Property Act requires the association's prior express approval by three fifths of owners and quotas. Anyone already letting under the tourism rules before that date may carry on.
Decreto-ley 1/2025 de Andalucía (BOJA 41, 03-03-2025) - 04
4. Technical requirements
14 m² of built area per place, with a minimum of 25 m² for the home, and up to 15 places for whole-home lettings. Cooling is compulsory if it is marketed from May to August, heating from December to March.
Decreto 28/2016 (texto consolidado) · Junta de Andalucía - 05
5. Duties while letting
A 24-hour contact line, cleaning on each guest's arrival and departure, and official complaint forms with their notice on display. Which of these we take on is set out in the written proposal.
Decreto 28/2016 (texto consolidado) · Junta de Andalucía - 06
6. Guest registration
Each stay is reported to SES.Hospedajes within 24 hours of the booking or its cancellation, and the entry form is signed by every person over fourteen.
RD 933/2021 · registro de viajeros (SES.Hospedajes) - 07
7. The national registry was annulled
In judgment 620/2026 the Supreme Court annulled the national Single Registry for short-term lets. The Digital Single Window and the Andalusian registry remain in force — the latter is the one you need.

Local rules in Mijas
With Mijas it pays to be precise, because two versions circulate and both are false. It is not true that Mijas has done nothing with Decree-law 1/2025: the council, unanimously, adopted measures under that decree on 30 July 2025, published in the provincial gazette no. 184 of 26 September 2025. Nor is it true that it applied them to tourist flats: what it did was open the door, across all urban land, for office, hotel or private amenity land to be used for protected housing. We have read the whole decision: it does not mention tourist dwellings once, and it does not invoke the article that allows restricting them. As of 23 September 2026 there is no moratorium, zoning or municipal change-of-use requirement. The waste charge does not distinguish either: Mijas has not reformed it, and a tourist dwelling pays according to its building type, like any other home. In Torremolinos and Marbella that is not the case.

Official figures with date and source. We don't publish municipal occupancy or yield: no official data exists for that.
58,621 declared places, data as of 22-09-2026. That is 11.8% of the whole province of Málaga and 11.08 per 100 inhabitants; the average is 5.56 places per home.
Registro de Turismo de Andalucía · datos abiertos (OpenRTA), 22-09-202621,572 places, May 2026. The INE counts platform listings and the registry counts registrations: not the same thing. Here the INE amounts to 42.4% of the registry.
INE · viviendas turísticas por municipio (tabla 39363), mayo 2026Council decision of 30-07-2025, published in provincial gazette no. 184 of 26-09-2025. It allows office, hotel or private amenity land to be used for protected housing. Read in full: it does not mention or restrict tourist dwellings.
BOP de Málaga núm. 184, 26-09-2025 · acuerdo del Pleno de Mijas sobre el Decreto-ley 1/2025 (edicto 3420/2025)Mijas's waste ordinance has not been reformed and does not mention tourist use: a tourist dwelling pays according to its building type, like any home. In Torremolinos it is billed as a business activity and in Marbella there is a specific heading.
Ayuntamiento de Mijas · ordenanzas municipales y fiscalesMijas has seventeen official population centres, very different from one another, according to the Andalusian Institute of Statistics and Cartography. These are the main ones:

Your home looked after and under control, even from thousands of kilometres away
We are your eyes on the Costa del Sol. And when something happens, we are also the team that can fix it.
- 01
Detection
Sensors never forget to look. A water leak, a door opening, damp or a temperature spike raises an alert there and then, not at next month's visit.
- 02
Alert
The alert reaches our team and is logged in your owner's area. You can see it whenever you want, wherever you are.
- 03
Check
Someone goes to your home and looks. With photos, and with video when it matters. A sensor says something is happening; a person says what it is.
- 04
Action
We shut off whatever needs shutting off — water, power — and make the property safe. That first move is what stops a small problem from swallowing a whole flat.
- 05
Repair, if you approve it
We send you what happened and what it costs to fix. If you say yes, our own team does the work. We are not hunting for a trade or waiting for someone to turn up: they are our people. Repairs and materials are always quoted separately.
- 06
Report
It is written down: what happened, who went in, what was done and what it cost. And it stays in your owner's area for whenever you need it.
Behind Property Care is Costa del Sol Reformas
Property Care is the management arm of a renovation company with its own team, trading since 2010 and offering a five-year guarantee on the work it carries out. That is why step 5 is not subcontracted: we coordinate and resolve with our own trades.

“It's a pleasure to see that there are still companies that deliver what they promise. No botched jobs, everything well finished and on schedule.”
“They renovated my business premises and everything went smoothly. They met the deadlines, which was vital for me to open on time. The plasterboard partitioning turned out impeccable. You can tell they have a lot of experience with commercial premises.”
