What is always quoted separately
- Installing the lock, the sensors, the camera and the smart-home kit: a fixed quote before we start.
- Repairs and materials: quoted separately, with no management mark-up. The monthly fee pays for spotting and coordinating the problem, not for the work.
- Cleaning and extraordinary services, at their own rates.
Prices exclude VAT, with no sign-up fee. The final price depends on the size of the property and on the equipment that needs installing. Final terms are set out in writing in the contract.

Pricing questions
How much do you charge to manage a holiday rental?
18% + VAT on booking income, with no sign-up fee. It's among the most competitive rates on the Costa del Sol (the standard is 18%–25%). Repairs and materials are quoted separately, with no management mark-up: the commission pays for managing the rental, not for the work.
How much is home care for an empty property?
From €149/month: one video inspection a month, keyholding, utilities checks and a general review. Pool, garden, mail or more frequent visits are added as needed.
How much does cleaning cost?
From €69 per service for an apartment and from €129 for a villa, exit (turnover) cleaning. The final price depends on size, condition and whether it includes laundry or restocking.
Why do you publish prices when almost nobody does?
