Bathroom renovation in Mijas: what owners across the three zones are asking for

Mijas Costa concentrates holiday rentals and second homes with a high proportion of British and Scandinavian ownership. Most requests are walk-in shower conversions, updated tiling and new fittings — typically in apartments that haven't been renovated since the 1990s. In chalets in Mijas Pueblo and La Cala, the scope tends to be larger, often covering a full bathroom redesign. We adapt the project to the property type and intended use — whether that's a holiday rental in Mijas Costa or a chalet in Mijas Pueblo.

What's included across all three zones

A complete bathroom renovation covers demolition, waterproofing, plumbing, electrical, tiling, flooring, sanitaryware, shower screen or bath, furniture and lighting. All trades are coordinated by our team under a single project lead. For flush walk-in showers, feasibility depends on the floor height available — we confirm this in the site assessment before quoting. For holiday rental apartments in Mijas Costa, we recommend durable, low-maintenance materials that hold up under frequent occupation.

We work while you're away

We coordinate access and carry out the renovation autonomously for non-resident owners across all three zones. Progress updates and photographic documentation on completion — so you can see the result before you return. Our quotation is prepared after a site visit and reflects exactly what's been agreed. No open-ended items, no surprises at handover.

Renovating a bathroom on the Costa del Sol goes well beyond replacing tiles: it means resolving the tanking, the ventilation and the plumbing to a standard that copes with coastal humidity and the intensive use typical of second homes. Every project starts from a real technical setting-out on site, not from a template.

The decisions that drive the schedule and durability

The shower tray and the porcelain format. The flush-with-the-floor tray is now the standard: mineral-filled resin or extra-slim ceramic, a linear or concealed-grille waste and a 1.5-2 % fall towards the drain. Large-format porcelain (120x120, 120x260 cm) reduces grout lines and is easier to clean, but calls for C2TE-S1 deformable adhesive, adhesive on both surfaces and levelling clips. Wall-hung sanitaryware sits on a frame with a concealed cistern rated above 400 kg.

Hard water dictates the brassware. Hansgrohe thermostatic mixers with limescale-resistant coatings, suited to the local water. Porcelanosa, Roca, Duravit and Geberit complete the specification, with made-to-measure screens and a high-end finish.

Tanking and ventilation cannot be rushed. Flexible cement-based tanking across the shower area and the floor, with reinforcing bands at wall-to-floor junctions and corners and treatment around wastes and pipe penetrations. The 24-48 h cure before tiling is never skipped: skipping it is the commonest error, and a source of leaks. The Spanish Building Code (CTE) requires extraction in internal bathrooms and ambient humidity makes condensation worse: humidistat extractor fans or heat-recovery units clear the vapour and prevent mould, salt deposits and damage to grout and joinery.

A full bathroom usually takes 2-3 working weeks, screed curing and tanking included, with an in-house team on the payroll and a 5-year guarantee on the workmanship; watertightness, drainage and tap operation are tested before handover. We coordinate in Spanish and English. The full process, stage by stage, is in our guide to bathroom renovation on the Costa del Sol.

Renovating in Mijas: local context

Renovating in Mijas is unlike anywhere else on the Costa del Sol, because Mijas is really three places in one. There's the whitewashed mountain village clinging to the Sierra, with its protected pueblo aesthetic; there's Las Lagunas, the busy urban and commercial hub next to Fuengirola; and there's the 12-kilometre coastal strip of Mijas Costa, dotted with urbanisations like Calahonda and Riviera del Sol where close to half the residents are British or Nordic. At Costa del Sol Reformas we've delivered projects delivered across the Costa del Sol reading those differences: modernising a 2000s-boom apartment is nothing like restoring a traditional village home. Our own in-house team, a 5-year guarantee and project management in Spanish and English keep your renovation moving from the first quote to the final handover.

Where we work: Mijas Pueblo, La Cala de Mijas, Calahonda (Sitio de Calahonda), Riviera del Sol, Las Lagunas, El Coto.
