Electrical work in Mijas: what property owners need

When electrical work is part of a bathroom, kitchen or full renovation, it must be coordinated with all other trades. Electrical certificate for company dealings

We issue the Electrical Installation Certificate (CIE) required under the Low Voltage Electrotechnical Regulations (REBT) for new installations and significant renewals. This certificate is required for dealings with the electricity supply company and for community of owners inspections. For Mijas second homes, we also carry out inspections and certificates of existing installations when the owner needs to verify the installation condition for rental or future sale.

A safe electrical installation is the foundation of any renovation on the Costa del Sol. At Costa del Sol Reformas we carry out complete electrical installations in line with Spain's Low Voltage Electrotechnical Regulation (REBT): from renewing the consumer unit and circuits to home automation, LED lighting and electric-vehicle charging points. We work with our own in-house team of licensed electricians, which lets us issue the Electrical Installation Certificate (CIE, or boletín) to the Junta de Andalucía and back every job with a five-year guarantee. Many coastal homes, built in the 1970s and 80s, still carry obsolete wiring with no earthing or residual-current device. We modernise them using leading-brand materials and full technical documentation that adds real value to the property.

The process: from survey to certificate (CIE)

We start with a genuine survey: we measure the contracted power, inspect the consumer unit, test the earthing with an earth-resistance meter and flag overloaded circuits or old aluminium wiring. From that we draft the technical report and set the electrification level: basic (5,750 W) or high (9,200 W). Then we execute the work: recessed corrugated conduit, copper cable runs, mounting the main distribution and protection board, wiring the circuits and installing an earth rod. We test insulation, continuity and RCD tripping before energising. On completion, as a licensed installation company, we issue the Electrical Installation Certificate (CIE) through the Junta de Andalucía's TECI platform, which is essential to activate the supply.

Consumer unit, circuits and protection: what we fit and why

A modern board splits protection circuit by circuit, so one fault doesn't plunge the whole house into darkness. We fit an ICP or maximum-demand meter, a main automatic switch (IGA) and 30 mA RCDs —super-immunised or auto-reset where useful— plus a dedicated MCB per circuit: C1 lighting (1.5 mm²), C2 general sockets (2.5 mm²), C3 cooker and oven (6 mm²), C4 washing machine, dishwasher and water heater, C5 bathrooms. High electrification adds lines for air conditioning, tumble dryer and automation. We use halogen-free copper cable (ES07Z1-K) and gear from Schneider Electric, ABB/Niessen, Legrand, Hager or Simon. We also add surge protection, increasingly essential given household electronics and coastal storms.

Home automation, LED lighting and EV charging

A new installation is the moment to future-proof the home. We integrate home automation using the KNX standard, Loxone or systems such as Simon 100/270 to control lighting, climate, blinds and security from your phone. For lighting we replace halogens with dimmable LED, on independent lines and with quality drivers to avoid flicker. For electric cars we install charging points (Wallbox, V2C or Circutor units) in line with ITC-BT-52: a dedicated circuit, a 30 mA Class A residual-current device, surge protection and, where the manufacturer requires it, DC residual-current detection. We size the power so charging coexists with the rest of the house without trips, and leave provision for solar panels.

Older Costa del Sol homes: when to rewire completely

Many apartments and villas in Marbella, Fuengirola or Mijas still keep their original wiring from forty or fifty years ago: no RCD, no proper earthing, aluminium conductors or sections too small for today's demand. These are the usual cause of nuisance tripping, overheating fittings and fire risk. In these cases we recommend a full renovation rather than a patch: new board, complete rewiring and correct earthing. Doing it with our own team avoids subcontractors and poor coordination with the rest of the works (masonry, plumbing), protects finishes and hands the home over with a certificate and a five-year guarantee. That documentation is decisive when selling or renting, and with the electricity company.
