What does turnkey renovation mean exactly?

A turnkey renovation means one company manages all trades from start to finish — demolition, structural work, electrical, plumbing, tiling, joinery, painting and finishes. You deal with one team and one contact. We hand over the property ready to move into or furnish.

What's included in a turnkey renovation?

The scope depends on what we agree in the quote. A full turnkey renovation typically includes: demolition, structural and masonry work, full electrical installation, plumbing, plastering, flooring and tiling, painting, interior carpentry and all finishing works. Air conditioning, solar panels or smart home systems can be added as required.

How is this different from hiring each trade separately?

When you hire trades separately, you coordinate each contractor individually, manage scheduling conflicts between them, handle separate quotes and invoices, and follow up on every trade's work. With turnkey, we take all of that on. One contact, one invoice, one fixed price.

Can you manage a turnkey renovation if I'm not in Spain?

Yes. We regularly deliver turnkey renovations for non-resident clients. We manage access, coordinate all trades, send daily photo updates and handle every decision within agreed parameters. You approve milestones remotely.

Do you provide a fixed price for the full scope?

Yes. We provide a fully itemised written quote covering all works. The price is fixed before we start — no additions, no surprises at handover. Changes requested mid-project are quoted separately and only proceed with your written approval.

What is the typical timeline for a turnkey renovation?

A full apartment renovation (60–80 m²) typically takes 10–14 weeks. A larger home (120–180 m²) generally runs 4–6 months. Villa renovations range from 5 to 9 months depending on scope. All timelines are confirmed in writing before work starts.

Do you handle permits for structural changes?

Yes. If the project requires a building permit (licencia de obra mayor or menor), we manage the application, coordinate with the architect if required and obtain approval before starting the affected works. Permit costs are included as a separate line in your quote.

What guarantee does the renovation come with?

All turnkey projects include a 5-year written workmanship guarantee. Scope, materials, timelines and guarantee terms are documented in your contract before any work begins.
