Home care and keyholding in Estepona

We look after your home while you're away, with regular visits and the in-house team of a renovation company for when something breaks. A tailored proposal with services, frequency and terms in writing.

In short

We look after your home while you're away: one visit a month or one a week, depending on the plan, with photos and video of each visit, keyholding and checks on locks and utilities. If you wish, we install a camera you can access, a door-opening sensor and smart-home control. If something breaks, our own team fixes it. In Estepona, 44.95% of homes are not main residences and 42.5% of the stock is in buildings predating 1991.

How we start
  1. 01We visit the home, look at its condition, access and installations, and agree what to check on each visit.
  2. 02We send you a tailored proposal with services, frequency and terms in writing; the contract is signed digitally.
  3. 03We collect the keys and, if you wish, install the smart lock and sensors. From then on, every visit is documented in your owner area.

What we do while you're away
  1. 01

    1. Visits with a report and photos

One visit a month or one a week, depending on the plan. On each visit we check locks and access points, signs of occupation, water and possible leaks, power and general condition, and document it with photos and video in your owner area.

  2. 02

    2. Keyholding

We hold your keys under control, with a limited number of authorised people, and let in tradespeople, deliveries or you on arrival.

  3. 03

    3. Technology, if you want it

A camera you can access, a front-door opening sensor with alerts, motion and noise sensors, and smart-home access control. Most useful when the home is empty.

  4. 04

    4. Repairs by our own team

Plumbing, electrics, air conditioning and building work are done by our own people. That's the difference from a keys-only company: there's no one to go looking for.

  5. 05

    5. Signs of occupation

We check locks and access points on every visit and tell you if we see anything, within the timescales agreed in writing. What we don't do, because it is a matter for the police or the courts, is take part in an eviction.

  6. 06

    6. Extras, depending on your home

Pool and garden, mail and parcels, meeting tradespeople or having the home cleaned before you arrive. They go in the proposal, not in a fixed package.

    Local rules in Estepona

Estepona has two municipal rules of its own that bear directly on anyone who does not live here all year. The first is the ordinance on fencing, cleaning and upkeep of plots: it notes that **the whole municipality is classified as a forest-fire danger zone**, requires plots and vacant lots to be kept free of scrub and dry grass and trees and shrubs free of dead material, forbids disposing of the cuttings by burning on urban and developable land, and requires water tanks to be fenced or made inaccessible. The second is the technical building inspection ordinance, which covers every building over 30 years old. It matters more here than elsewhere: 42.5% of Estepona's homes are in buildings predating 1991. An honest caveat: that ordinance is from 2007 and was issued under an Andalusian act that has since been replaced, so it is worth confirming with the council what is required today before commissioning anything. On tax, urban IBI is 0.662%, with no rates differentiated by use and no surcharge on vacant homes.

The municipal ordinance requires the first report within the year after that anniversary and renewal every ten years, stamped by the professional association and at the owner's expense. 42.5% of Estepona's homes are in buildings predating 1991. The ordinance is from 2007 and the act behind it has been replaced: it is worth confirming with the council what is required today.

How it works

Your home looked after and under control, even from thousands of kilometres away

We are your eyes on the Costa del Sol. And when something happens, we are also the team that can fix it.

  1. 01

    Detection

Sensors never forget to look. A water leak, a door opening, damp or a temperature spike raises an alert there and then, not at next month's visit.

  2. 02

    Alert

The alert reaches our team and is logged in your owner's area. You can see it whenever you want, wherever you are.

  3. 03

    Check

Someone goes to your home and looks. With photos, and with video when it matters. A sensor says something is happening; a person says what it is.

  4. 04

    Action

We shut off whatever needs shutting off — water, power — and make the property safe. That first move is what stops a small problem from swallowing a whole flat.

  5. 05

    Repair, if you approve it

We send you what happened and what it costs to fix. If you say yes, our own team does the work. We are not hunting for a trade or waiting for someone to turn up: they are our people. Repairs and materials are always quoted separately.

  6. 06

    Report

It is written down: what happened, who went in, what was done and what it cost. And it stays in your owner's area for whenever you need it.

Behind Property Care is Costa del Sol Reformas

Property Care is the management arm of a renovation company with its own team, trading since 2010 and offering a five-year guarantee on the work it carries out. That is why step 5 is not subcontracted: we coordinate and resolve with our own trades.

  • Plumbing
  • Electrical work
  • Air conditioning
  • Painting and building work
  • Carpentry
  • Maintenance
  • Smart-home systems

The camera is only installed where it is legal and technically appropriate, and never inside a home let to guests.
